Homes are moving faster than earlier this year. The average dropped from 32 days in March to just 24 days by August. Well-priced homes, particularly in desirable communities, are receiving strong attention and often sell within weeks.
Inventory Levels
Inventory remains tight. Active listings declined from 320 in March to 290 in August. This means buyers face fewer options, while sellers benefit from less competition.
Waterfront vs. Inland Homes
Fredericksburg's waterfront properties remain in high demand, averaging $650,000 and above. These homes carry a premium of nearly 50% compared to inland properties. Inland homes have also shown healthy growth, rising from $410,000 to $435,000 in the same period.
